In your fact pattern ($300 Box 1 income, -$2,000 rental loss), the proper MA treatment would normally be:- Net zero current year taxable income in MA- ~$1,700 suspended passive loss carryforward to MASo if TurboTax is limiting your MA allowable loss to $15 because it’s blending in other states’ K-1s, that’s not consistent with how MA expects the form to be prepared.

I followed the same pattern exiting 40 C-grade properties for half as many B-grade plus cash left over to buy and renovate our real estate office and build a dream home on the footprint of our 100+ yr old farmhouse (on LaPlante Rd of course).So yeah, where I live full time...tear down and build something amazing.

I see the same pattern with my own finances as an investor.I just asked ChatGPT to run an economic simulation based on ourcurrent economic model and went down a rabbit hole: a capitalist system becomes unstable when the Gini coefficient reaches 0.6 (a measure for wealth inequality) - that's when you see social unrest, because most of the capital has been so concentrated with a few, that there is simply nothing left for the population to own.

One thing I’d add is that if the late payment isn’t putting you in a financial bind, it might be worth viewing the late fee as a kind of “bonus rent” as long as the tenant stays consistent and doesn’t start slipping further.If the pattern is bothering you enough to consider changes, a structured late fee (like a flat fee plus daily charges) or even a rent increase with clear communication might help prompt a change.
