If it has knob & tube make sure none of it is active. 

Do you have a solid knowledge of construction (e.g. signs of a weak foundation, removing knob and tubing wiring and replacing it with new electrical, costs for drywall, $ per sq ft for LVP flooring, that you should get a sewer line scope...the list goes on). 

FYI, I do not watch you tube videos or guru stuff, so maybe I am missing some context here.  

So many turn to the basement dwellers with the "command centers" full of pawn shop bought computer monitors of which some are in Porn Hub 24/7 while they shill crypto and for gurus in various spaces like real estate.

Maybe you get away without replacing the knob and tube wiring or the systems that are at or near the end of their useful life and the home looks nice with the new kitchen and newly tiled bathroom.

And if its commercial your not hamstrung with all the rules laws regs that buying owner occ paper has.So hopefully those considering these types of investments will look further than U tube and who the sponsor is and what is the reality of saving the collateral..
