It looks like it is a seller financed deal(Installment sale).If that is the case, you will report a gain based on the years that you receive payments.Therefore, you will report some gain in year 1 and then every year thereafter where you receive payments.You will also be recieving interest payments.

Give proper notice when due, and then don't renew the lease when it is up.Tenants, especially experienced ones like yours, will understand that if they have a judgment after an l/t court case, they may lose their voucher if the judgment is left unpaid.Just a note:  you can easily check public records through the Unified Judicial System to investigate if a potential tenant has been evicted or charged with crimes.  

Normally, used appliance stores install also.

If you bulk buy and retrofit during turnover season, the per-unit cost is surprisingly low.I’d love to hear from the community:- Have you installed radiator covers in your rentals?

Operations- want you to install "10" parking spots on gravel and "10" cargo Containers (see my posts on Containers).

I believe the majority of the cost difference does not go to the business, but to the employees and livable wage and need for insurance is real.Having said this, I have never used a licensed contractor for a fence install.
