Read a bunch of BiggerPockets book as part of a course I took by Derek Moneyberg called Real Estate Riches.I live in Tokyo and want to invest in the Japanese market despite the many difficulties involved in the market here (depreciation, shrinking population, etc, deflation, etc.)I think the best way for me to get started is to buy a property in Central Tokyo and house hack, I have probably between 50k-100k liquid that I can use, but I'd like to get financing for a bigger property if possible. 

Also you should market to both builder-developers and investors.

Hi, I saw you are looking for off-market deals.

If long-term rental cash flow won’t cover that debt safely, consider a wholetail/novate to a retail buyer, or sell on terms as the bank (rent-to-own/owner finance) to capture higher price and avoid full gut costs.

If you live in the Indy MSA and want to househack, do you need to do any market research?

Hi @Linda Cunliffe, If you sell to a relative below market, the IRS treats the discount as a gift, not a deductible loss.
