I am a licensed real estate agent that is very familiar with Land Contract and creative buying/selling options.

Selling would reset our finances, relieve stress, and give us capital for a multifamily purchase, but I don’t want to prematurely give up an appreciating OC asset. 

Now,  6% was the standard, which means 3% each side to brokers, buyer agent, and selling agent. 

This seems like a lot of negative cash flow to fund when you mentioned making a career switch, which could take some time to realize your income potential. the $2,500 at least in negative cash flow is very concerning and a big monthly amount to cover during a career switch.Long story short, it probably Makes sense to sell
