I had the same issue.

We use that opportunity to talk about important issues we often encounter like not paying water bills or letting tall weeds grow on the side of the house.

During closing, we discovered a few issues — the HVAC and some piping needed repair, and several GFCI outlets had to be replaced.

I.e. instead of simply giving an invoice, it is better if they list all the issues and then what specific cleaning was done, using what detergents/ chemicals including the time spent. 

People do rent them separately in the neighborhood, but all it takes is one tenant complaint, one insurance issue, or a refinance inspection for it to blow up.
