I'm sure someone is always going to have a conflict with whatever night is chosen so I'd say just pick a date and go with it.

One thing I’ve seen work really well is focusing on cash-flowing properties in growing markets where the numbers make sense from day one, rather than chasing appreciation alone.

The numbers probably look good initially, but I expect over time the expenses get tough and the ROI decreases.Never heard of them, don't know anything about them, but it is a model other turnkey companies have used as well.
