You certainly need a lawyer to review every word you added or subtracted.  

Here is a different perspective.My value add criteria is the value added is double the cost of the value added and value added has to be at least $50k.If his values are correct he is in for $260k for $60k over costs so over $60k of value added (without knowing LL numbers, we do not know how much value was added, but we know it was over $60k.  

I expect it will take about a year's profit (pre-boom buy:) but will be well worth it as you can't find views like this.

Unfortunately that pushes us back a few weeks but even if we can only get ~ $17K or so worth of value on that rear unit, I'd rather wait a few weeks and recapture that capital.  

Aren't you adding value to it so it's worth more?
