I’ve tried calling Zillow (but couldn’t find a working phone number) and emailed their customer service, but I haven’t received any response yet.I’m very concerned because in the past I personally experienced scammers reposting my property listing on other websites, pretending it was theirs and asking people for deposits. 

Totally agree on what people want: I am also experiencing a fair amount of Owner/Landlords- especially investor clients building good sized portfolios - wanting more customization on repair authority limits and communications. 

If you want to use QuickBooks Online for rentals, you’ll need the Plus version so you can track each property separately with class or customer features, and for multiple entities you can use the location/business feature.

As one of our locations gets close to 100%, we turn off that account, since our normal "funnel" of customers will feed our needs from then on.

Simple question about closing day in the Buffalo area:For those who have recently bought or sold property here, is it the standard custom to receive the keys at the closing table after all documents are signed and funds are wired, or is there usually a delay until the deed is recorded the next business day?

I know the Appfolio sales team, as well as Juniper Square, and all the other investor portals try to talk up how they are a CRM, but they simply are not.Salesforce is your most powerful CRM, and likely overkill for 99% of situationsHubspot is a great option, and depending on contact list size is fairly affordableGoHighLevel is another one that is becoming more popular, but I have never used directly.There are a ton out there, and I am biased to Hubspot, because it is the one I have the most experience with, but the general contact record tracking, customization, ability to build dashboards, etc are all great in Hubspot and adequate to track contacts that may fall into various buckets: i.e. you can build your broker lists, your investor lists, your tenant lists, track your calls to each, setup up custom email campaigns for each separately, etc.

Currently I am using EMpower Personal Dashboard to keep track of my different accounts/networth but have not done anything beyond that.
