@Michael HollingheadYou post that you are looking for a house in Alabama or Florida on an Internet message board, wait 24 - 28 hours, and your inbox should be a flutter with wholesalers - both pros and cons.Next lesson - not all wholesalers will being you a better deal than you can find on MLS ... in fact, some will try to bring you properties off the MLS ... marked-up of course :-)Now, to be fair, there are excellent wholesalers out there who actually know how to properly analyse a deal and estimate rehab costs ... you just may have to wade through and trip over a lot of pretenders to find a diva.

Not sure what the store part would be but we would be anticipating additional income of farmer market and other things with the property.Down payment or equity: We have enough for conventional 20%, would consider refinance of other properties to get all cash.Source of down payment funds, if applicable: Own funds or consider cash out refi of other properties.Income Source: W2, we have the other rentals and have never touched the money from them- built up the last 9 years.Gross monthly income (optional): $Monthly debt obligations appearing on credit report, plus (if applicable) personal rent and alimony/child support/etc: $0FICO: Good to excellent, flutters between whatever that cutoff amount is.Credit issues:NoneAdditional details:The property was already sold.

I have not looked at all the podcasts, nor have I read all the blogs, or the books offered, but what I can tell you is that not a single presentation went by that did not make my BS Meter at least flutter, some caused strange noises and a few blew up my Meter!

You'll spend some money on copper - if you haven't seen wiring costs these days it'll make your heart flutter - but the heaters themselves are relatively cheap, and since you're flipping it the long term doesn't really matter much to you.

But i'd take a little bit more look into the rent- i am not familiar with the Pittsburgh PA market but 950 does seem high for a foreclosed house at that price... once again i'm not sure what current rates generally go for but just my first thought.Only other thing is 5.1% for interest seems kind of low- i'd conservatively target the mid- to high 5's just to get a better idea with #'s as that's where rate are currently fluttering at....

You don't know what your going to get when you see the worm, it hides and goes away for a few weeks, and when it comes back it can and does easily flutter away.
