Casey Eiland Columbus OH Investors- What are you seeing in the market right now?
23 November 2025 | 2 replies
Quote from @Casey Eiland: I’m noticing an interesting shift here in Columbus:• Inventory is finally starting to loosen up• Sellers are getting more realistic with pricing• Rents are still holding strong in most sub-markets• Small multis (duplex–quad) seem to be sitting longer than last year• But good value-add stuff is getting snapped up fastFrom what I’m seeing, it feels like one of the better windows we’ve had in a while to pick up small multifamily, especially anything with below-market rents or light cosmetic rehab potential.Curious what others think, are you being more aggressive right now, or staying cautious until rates move?

25 November 2025 | 0 replies
It’s not finding deals. It’s not analyzing deals. It’s not even raising capital. It’s understanding your financing strategy. The investors I see scaling the fastest aren’t buying more properties — they’re using smarter leverage:• DSCR for rentals• Bridge loans for transitional deals• Refinance strategies to unlock trapped equity• New construction loans to build inventory when MLS is tightWhat’s one financing strategy that helped you grow faster — or one you wish you used sooner?

Wala Habiby Knoxville Real Estate Is Shifting From Seller’s Market to Something More Balanced
15 November 2025 | 2 replies
100%, that is for sure an option that always exists but I am mainly discussing on market/MLS properties but at the same time, with more inventory and slower market, even the off market/verified lists take longer to sell which gives investors that extra time to get this research done correctly.
