If nothing you can do works or can satisfy this tenant (I would say it is safe to say you went above and beyond already) your best bet is getting them out. 

The home is only 1100 ft.², so I think having the same flooring throughout will make it feel bigger and of course LVP is more durable.

As long as the taxpayer remains the same for the investment property being sold and the one being purchased, you can satisfy your 1031 exchange.Even if you decide to sell as your single-member LLC and purchase your replacement property in your personal name, that would still be fine because you are ultimately the same taxpayer for both.

I’ve seen that mistake cost more in replacements and bad reviews than just starting with durable pieces in the first place.For me (or for some of the hosts we’ve worked with), a big rookie mistake was not thinking through functionality for guests.

Note this consideration is not due to me being dissatisfied with either of my local STR PMs (I am satisfied with both my current PMs, I fired a PM a few Years ago), but that it can make financial sense.   

HI @Eric FernandoLVP is the way to go for rentals — extremely durable, waterproof, and easy to replace a plank if tenants damage it.Tile looks classy, but tenants often do not maintain grout.

As a result, it can be quite challenging to satisfy the material participation tests if you utilize a property management company and reside out of state.

Think cozy, durable, and photogenic.
