I haven't had a lot of deals fall apart on me, but my very first deal (multifamily syndication) I didn't look at much beyond what the sponsor gave me in (what I thought) was a comprehensive deck about the project.

Also, people have now owned long enough to have high price maintenance issues like HVAC, roofs, new decks, staining/painting, etc...

I looked at their Houston Fourplex presentation deck and it appears that the Southpark project is almost the same in terms of building design etc (the interior pictures of the fourplexes are exactly the same).I too am considering investing in their Southpark fourplexes so would definitely appreciate people sharing their thoughts and investment experiences.   

We live within walking distance to campus, their rent is cheaper than an apartment, and we have a nice deck and yard.
