FHA is more forgiving than Conventional in high DTI scenarios; arguably, it has the highest DTI threshold of any loan product Im aware of besides a VA loan.

Are there specific lenders that offer that loan product or is it a general option that could be requested from lenders? 

If you're financing the condo using a loan such as a DSCR product, you might need to provide different insurance riders than you might if you were buying it for a property you were going to live in...particularly for a condo.

They're usually cheaper.What makes you think that as an investor, who spends most of their time sourcing and working on properties, knows where to find the best mortgage product on the market?

This could be mitigated to a degree with pre-funding, but from what I have seen the "pre-funding" is more largely correlated with debt product to grant investors interest from day 1 and is less prevalent with equity investments.

I currently have two rental properties that were purchased at the end of 2024, both turnkey new construction homes.I leveraged DSCR loan products to complete both acquisitions, along with a HELOC from a third investment property.Between the two turnkey properties, I have about $152,000 in equity.My question is, how do I tape into this equity using both homes, to further scale my portfolio?
