The D.C. condo market is basically like a stock market after a major crash, there are many neighborhoods and buildings that simply were overvalued/market has changed and are arguably in some cases still overvalued however there are definitely some diamonds in the rough, I’ve even looked into buying, especially in areas with limited new apartments, abd limited row homes that possibly compete at all on price, so basically downtown and west of the park is where I’d look.

The developers know they develop trash and sell off fast as possible and then hold the diamond tenant and locations to sell later at the best cap rates.
