In my mind it is a small cost to the landlord that doesn't add up to very much agains the bottom line and can deter applicants from applying (both the cost and the hassle).We used the inexpensive screening service that our state landlord association offers and supplemented it with our own calls and checking.

Inbound marketing, direct to seller is where the money is at.Most investors I speak with get leads from SEO, which are the most motivated seller leads & close around 1 in 10 leads to a deal, but it's definitely a long-term play.If you have a good follow-up and sales process in place, PPC or PPL is great to supplement while you're waiting for SEO to kick in (3-12 months depending on market & competition).

They may initially have a lower estimate than the contractor, I wouldn't stress, it is common to get supplemental claims from a contractor showing that more work needs to be done than originally estimated.
