I checked the addresses out, all are empty store fronts.

It's tiny, but at least the burned down house on it has been scraped and it's an empty lot. 

But, Mormons don't like to rent, they own, so lots of empty rentals on the market in Gilbert... 

Because we have a no pets policy, daughter helped get ESA housed with a pet care agency which was good.Friend disclosed that she needed a place come January.......I invited her to apply for a spot that would we empty in our basement Dec 31.

Admittedly I have strong emotional ties to my property (it was our primary residence for ~15 years before deciding to rent it on Airbnb) and I always figured I would rather let it sit empty for spells before charging less than I felt it was worth.

When I walked it, the empty property looked well taken care of, but when a contractor arrived to walk the property this morning, it was surrounded by police officers. 

Don't depend on your broker for leads.There is no guru magic or best CRM and don't chase shiney flashy systems.MEET and talk to as many people as you can, every day, every week...ask them if there are empty houses in their neighborhood, problem houses, PODs in the drive, anyone moving at work, etc. 

My view is an empty unit is far better than a unit with a bad tenant.
