In most locations you have full rights to trim branches that hang over your property. 

the other thing if its  a owner occ type loan there could be mortgage insurance.. and most banks sell their owner occ loans anyway.. now if your doing what @Levi T. talked about and going after commercial assets.. this was possible years back.my personal banker was in charge of their OREO and I got the list every week.. and bought a few subdivisioins from them they took back .. but this is small commercial bank where I knew the owners of the bank personally IE president and head credit officer.. and my banker is in charge of all the loan officers... and has banked me 24 years.. so yes its who you know.bigger multi billion dollar banks doing owner occ you can pretty much foregeta bout buying those in todays market.they want as stated to establish if they get a mortgage insurance claim and or they want to maximize profits.. there is simply not as much hangover inventory.. and or they will then sell off notes.. 

We may see a light hangover from the Gov taking their foot off the money printing pedal though.

@Sean Cole  its regional for sure.. the ones I had in MS and AL  feed us the deals.. but lots of deals there ... its funny as we talk about this.. some parts of the country there are still plenty of deals others its very tight the deal ship has sailed and its basically pre 07 market.. one size does not fit all.in Oregon we have little to no OREO inventory anymore all those agents that specialized in it are out of business and back to doing regular real estate.. the foreclosures at court house that were 20 to 50 a week are down to 3 or 4.. with MASSIVE competition.. it all cycles that's for sure.. but I bet you can still roll into certain big cities and buy hang over inventory..

You will see times where trees that hang over a new roof destroy it quickly, or make it covered in moss, shortening the life.

Jail is in Downieville.I was looking at some hangover lots in whitehawk to buy 30 of them and build new homes.. but just could not make the numbers work sub pricing is astronomical in that area..
