I signed my last 3 vertical construction loans yesterday.. that makes 88 loans over the last 3 plus years .My largest single project to date.89 lots  built 88 homes  price points 550 to 1 mil.Semi custom bought the dirt prosecuted the entitlementssecured Horizontal bank loans built in 3 phases.Went vertical and built out all the homes with 80% being pre sales and semi custom.could not have done it without my Wife leading the sales and designing the homes..

I have not had to offer any incentives personally on the 90 home development I am just finishing up.. we went the other way we dolled out the houses and we raised prices and we garnered the picky buyer that would go through the production builders homes then come over and pay 100k more for ours in the same area and same sq ft.. of course the production builders need PRODUCTION we did not we were fine at 2 closings to 2.2 closings a month that was generating 200 to 400k of Net net income to the project ..

I'm financially invested but this massive red flag is making me consider my exit strategy. 

It could mean massive improvement in cash flow and affordability.

I believe there’s a massive shift coming soon that will change the way the world handles transactions forever.
