The absolutely best case scenario is a week from now you finally see your home and miraculously have no damage and you call off the adjuster.

Most don't have power.I have a lot of LTRs that where miraculously untouched except for minor stuff.Our Lake House never lost power.

Then miraculously, they find the resources to bring their account current, be it from friends, family, savings, etc.

No Evictions, EVERI also tell them there is a $35.00 non-refundable background check that THEY will pay for through SmartMove.I still end up with a wide pool to choose from...........then when I meet them...........The best qualified tenant somehow miraculously/coincidentally is the one with the least amount of adults moving in to the property...........If they have a 6 bedroom voucher and it's going to be a mother (and invariably her boyfriend) moving in along with 5 kids I'm good with that.You may want to see if your tenants "volunteer" information about having a lot of family in the area because invariably that "family" usually winds up living at the property......but if someone says they or their boyfriend does NOT have a lot or any family in the area then they seem to miraculously/coincidentally end up at the head of the line in my book as far as being best qualifed to move into my rental.

Even if you miraculously pulled a deal out of a hat, found a buyer, and it actually closed, it would be weeks before you get paid from it.Outside of robbing a bank or selling drugs I can't think of a way to make $1500 that quickly.

Then miraculously most folks find a better job, find the money and get on an arears repayment plan with us.   

I feel if for some miraculous reason the judge doesn't put aside the sale and it's deeded over to me for other judicial reasons that it would be hard to accept the home knowing the homeowner could keep it, that may be a rare case but just thinking ahead a bit.

And what if she miraculously fesses up to the theft?
