Short answer:  it is baked into the business model.Long answer:It seems you may be overly concerned on the transitory nature of apartment renters versus single family renters. 

As far as cost, check the natural gas vs electric charges in your area.

I totally agree, but often agents have great reviews and interview very well...it's only down the line once you're working with them that their true nature comes about.

I really enjoyed the process and realized that I have a natural ability to connect with people over the phone and break through some of the usual resistance that comes with cold calling. 

It has been partially demolished and they are adding a host of unsightly industrial bldgs comparable to an Oil Refinery.
