I not they market a message of there proficiency in PM, but your story speaks vastly different experience.

I mean providing fair compensation for their expertise, as a proficient and well-informed investor's time is valuable and teaching you would mean forgoing other opportunities.

You get so efficient, so proficient at the purchase and rehab that you can get those numbers way down compared to other investors and now selling for 15% less than the ARV does not affect you. 

There is always a new book, seminar, application, guru etc  I worked tirelessly with all of the above but to no avail.No freedom.The turning point that began my successful journey of 32 years was becoming proficient in Sales.

I want to be as proficient as possible, as the topic is so incredibly complex, and so I'm curious if there are any excellent books anyone recommends for a crash course on the intricacies of commercial rei.

Between 12-24 is okay, more than 24 is getting proficient.

In my search, I've noticed that many positions require proficiency in Yardi.I've been actively looking for effective ways to learn Yardi, but it seems challenging to find suitable training or courses online.

Our goal is to get proficient at finding the best bang for our buck on our first rental, which is why we are looking to purchase sometime next year.
