But you take Scattered lots FLA sub base which I am familiar with and a builders that take on HUNDREDS of new build contracts and there is simply no way they can perform and of course out of area buyers simply dont know what they dont know.

I wouldn't recommend land flipping as a business plan unless you are very specialized and have end buyers and are doing large institutional tracts of land AS I said in another post on this thread.. while there are a lot of folks trying this there are those that do very well and I fund a few that do very well on scattered parcels.

They have to meet modern codes and SEQUA requirements.. this is what stops building on lots that would not be buildable with modern subdivisions map act standards or modern zoning. in the hilly areas road widths and slopes will not meet Sequa so they stop building on those lots there are thousands of the lots scattered around LA county and these are the lots you see going to tax sale all the time.

exit from hundreds or more SFR's can be a real chore as well if your not in a uber hot market were retail sales are the norm.. much easier to sell one 500 unit apartment complex.. then 500 homes scattered around town.I see this often with folks that own a bunch of SFR's they want to sell it like its a apartment.but lets say the 200 homes are worth 100k a door that's 20 million.. a 20 mil buyer would much rather look at one asset in one place or maybe two or three other than 100's of homes..
