I think I will power wash and stain the fence myself if I get a new fence. 

In our opinion, Aircover is worthless for normal guest damage (stains, damaged furniture, etc). 

LVP is really the go-to when it comes to value - affordable, easy to install, durable (especially if you go with a decent mil layer)I've done stained/polished cement on a couple recently too - cheap, easy, durable etc.

Redo the railing for sure then sand and either stain or repaint the boards.

We allow dogs on the furniture and even provide dog blankets to help protect against stains or damage.
