It is different from a trio in that it provides more information on any liens or other restrictions on the property.

Hmm I have a triplex that is titled like this... would it be considered a "Trio"?

I am probably going to get involved with this trio of Class A apts., but not make a habit out of it :)

Every deal is structured slightly differently and the primary GP group is a trio.

If you turn down this trio because of the collection items, then do so the same for all applicants that you are considering.

I find them to be heads and tails above most of the attorney closers simply because they have huge budgets and unbelievable customer service.Like we never go to a closing.. and checks are all hand delivered for our commissions from couriers.. the title company pays for... 24/7 access to their data bases if your a big enough account.customer service dial in and get a trio in 90 seconds.. in our area that is a copy of the last recorded deed the tax information from the county and a plat map... so in 90 seconds you know who owns it all the tax info and a plat map.. all for free.then for  me as a land developer there is the whole developers service department they run our plats do all sorts of work all for free. 

its totally illegal for them to do that.. they can however have robust customer service departments and do things for top producers and not charge its totally customary in our market you can call customer service and get a trio on any property in 60 seconds for free.. its a copy of the last recorded deed  plat map and tax page from the assessor.. 

I want to let them work out their due process.Yes, this seller - it was a trio, all based in different places.
