The other thing to know is that if you transfer the loan from you to the LLC (or vice versa) it is considered a sale of the property front the perspective of the taxing authorities.

For example the market for lower end and middle type rentals may be saturated - and there may be great unmet demand for high end rentals - or vice versa.

Use of an LLC can not only protect your investments from personal liabilities and vice versa, but a well drafted Operating Agreement for the LLC can go a long ways to lay the foundation for your partnership relationship.
