I have the building under contract for what I think is a good price. 

Its easy to install (reducing labor costs) and really affordable depending on the wear layer thickness and brand.

That’s a whole extra business layer, even if you’re “just” using it for yourself.

I'd argue most people trying to say things are "still over priced" have not actually tried to make an offer. sure asking prices are high, but in my market its not uncommon for things to trade at 5-10% under ask right now, sometimes more depending on the situation.  

I currently have a house under contract, and during the termite inspection, live termites were found, along with substantial damage to the sill plates in the basement.

It isn't something that I would normally go with unless I had 5 or more properties but with the partnership, it could add a layer of security.Make sure you have the insurance correct.

Tough to find one under $500k with a private pool, but there are some small (6-12 unit) communities that share a pool, which will reduce your expenses - and still rent well.  

Instead of "Flooring: $5000", insist on "Flooring: 1000 sf of Mohawk XYZ123 Luxury Vinyl Flooring with Deluxe 123 underlayment installed".

It also sounds like they are not the ones actually doing the work, they are more a fund of funds model investing which there is nothing wrong with - just need to do an added layer of DD
