We havnt had much luck with dishwashers, I think you may be a little optimistic on the life span for those.Do you have a refrigerator?

Tenant supplies their own appliance (refrigerator) after you (landlord) offered to provide prior to signing lease (they refuse, they will bring their own).

Buy a used refrigerator no better than the one they have and swap it out.

I don't like to use parts of the existing one, particularly in cases where refrigerants have changed.There will be people that are able to get things done for less money, but the high efficiency and reliability that we get makes this approach work for us.

A lot of hotel/motel rooms barely have a refrigerator.

Does anyone have a system that they use that, for instance, when you need to find the warranty information on a refrigerator you bought for X property 2 years ago you can find it easily?
