If you are looking at a flip your first deal shouldn't be a heavy full gut rehab, but something more light to moderate in rehab.

So a sponsor that's great for one investor will probably be terrible for another (and vice versa).I'm a conservative investor, so when I invest in multi-family I prefer sponsors that have at least one full real-estate cycle of experience, little to no money lost, low leverage, high transparency and high skin in the game.So that's why Sunrise Capital and PPR capital aren't matches for me.

However, I've read that lands contracts can exist where I'm not given the deed to the home until the loan amount is paid in full ($155,000.)

@Dylan Mortman - Makes sense to me that you wouldn't be able to see the full lease until contract, but I highly advise to read the entire lease.
