Problem is that the VA (if that is who is selling) somehow got this and doesn't have time/manpower to do much title research if at all.SWD means that the seller will warrant any title items from the time they took control up to closing.

My problem is, I don’t have the man power for this.

You need two things to scale in my opinion : 1) knowledge 2) manpower.

They seem to be recruiting for man power but doing a power job doing it.

My partner and I each put in 50% of the needed capital and manpower.

but new builds take longer.. but we get through the 20 to 30 home subs in usually about 10 to 16 months start to finish.. just hampered by man power right now.

We have more than enough man power but our crews are sitting idly or working on other 3rd party tasks.

I suspect most of them will do what it takes to not have bad press.. up to the point they can't afford it or don't have the man power.
