It was by brute force and lots of mistakes  though (some legal). 

It's not fun but better then going full force on a fix and flip.

The BP community of course naturally gravitates to fixed rate long-term debt on real assets as probably the safest way to use leverage to build wealth. 

It just scares the crap out of me....but then I had a disastrous period in my life where I was forced to do this, so bad memories of seeing the ramifications are probably clouding my judgement.......As was said, only do this if you are positive that the rewards points are guaranteed to be higher than the interest you are losing.

When 2008 -2009 hit we were forced to cut our quarterly payouts to reflect the problem loans.  

IE: Given everything else is the same, if a property that has baseboard heating and sells for 500K, and a property that has forced air sells for 520K and if it costs more than 20K to update the HVAC, the numbers wouldn't pencil out. 

And how hard it is to get a tenant who is behind to do what's in their best interest (i.e. take cash for keys and move out early) versus forcing an eviction and making it really hard to find a new place.
