Am I killing my velocity of money?

I am one for higher velocity dirt ready projects at this point. 

Any investment you can do with cash down I can outperform on an investment with no cash down based on velocity, cash on cash return, ROI, IRR, EBITDA, cash flow, tax benefits, NOI, any metric you want.

Then he goes on to say " This is a way of increasing the velocity of your money".
