From my understanding you are required to accepted it, however verify your local laws. the only way around this is if they don't fit your screening criteria. so if across the board you don't accept smokers or anything else along those lines that are not a protected class you can deny the tenant.

Lets weed out the real dead beats and drug test them when they rush to the ER, or to get their unemployment check, ETC.I am all for helping the mother that has been abandoned by a dead beat with kids; so long as I don't have to support her cigarettes, booze, or other sins against humanity.

Easiest check is pour some Gatorade into the tank when you’re doing spring or fall smoker alarm pokes. 15 min later if there’s colour in the bowl you need a flapper.
