Good vendors should be able to complete the build-back within a couple of days after the water extraction team is finished.This is one of the major reasons that I always recommend to our clients to preemptively replace any water heater that is more than 10 years old.

@Ron ReadIt is possible to joint venture several IRA plans into a single transaction, but sometimes the administrative cost and complexity of doing so defeats the purpose.Because the joint venture parties are all disqualified parties to each other, it becomes very rigid, and extracting any one party (such as a Coverdell) is not possible in most situations.

In an environment where a bank has a lot of low interest loans fixed in the market and rates begin to rise though, a strong incentive would be created for bankers to seek out assets placed into LLCs and call those loans due (and then offer to refinance at the current higher rates) or at or very least to use the threat of calling the loan to extract concessions for renegotiation of the loan.

If you start messing around with increasing your mortgage payment (i.e. increasing the balance by refinancing to extract equity) you really put that in jeopardy.

Get the carpet treated as quickly as possible, if it's worth saving call the carpet people out, they will extract it  loosen it up in a corner or 2 and put in humidifier's .

It is a LOT harder to decipher THAT, and come up with some barbaric equation-simulation that extracts EVERYTHING and spits out an answer, than it is to just build a website and rank #1 and dominate... honestly.yup yup.Overlord has spoken!

I would extract myself from this situation in whatever way I need to in order to get the tenants cool and cut my losses.Then I would proceed by finding a reputable HVAC contractor who does good work at reasonable prices, but understand that good work has costs.
