Another unique thing about the city of Seattle specifically is that Seattle allows for a single family home to have 2 ADUs (accessory dwelling units), one of which can be detached.

House hack may be by finishing a garage, get Accessory Dwell Unit (ADU), Monther in Law (MIL), Duplex, Triplex, Fourplex, ....House hack a property will allow you to put way less money down (5%).Some neighborhoods in Seattle and Tacoma are pretty good.

@Kirbi Campbell Add 10 single family homes to my portfolio at 60% ltv or lessMy method, look for municipalities that allow detached accessory dwellings as an investor and either buy properties that have accessory dwellings already or build them.Basically, a twofer model :)
