It’s been useful in the rare cases where I’ve had a fundamental disagreement on the disposition of the property with the investor.

The VA website states under Title 38 that a transfer of this type does not create a "disposition".

We don't know how much more will have to be advanced to actually disposition the asset either.

From marketing to negotiating, evaluating current market value, rehab costs, ARV to selling and disposition.  

I've also done JVs with investors where they fund the deal and I do the "heavy lifting" from selection of the note to final disposition, and this works out well since it is essentially a partnering arrangement.

I came in and like a corporate radar saved most of them or some other disposition.. and these same kids who were very good.. became my door knocking team for years..
