Unfortunately no one has made me a similar low interest loan offer and my LTV is lower than what I desire and my cash flow is higher than I desire but I used accelerated depreciation to reduce the tax on the cash flow (so I still paid virtually no tax on my cash flow).

I keep their deposit if they break lease but because I screen fairly well and will ding their credit when I send it to collections, I virtually always collect.
