My plan is to rent 1000 SF of the building and build a wall in the middle dividing my belongings from the person that rents the other side.I wanted to reach out to see what some general thoughts were regarding, how can I keep someone from coming in and making a mess of the other side; i.e. working on greasy cars, spills, etc.

Greasy and slimy, run the other way

That doesn't mean you can't have a cheese burger once a month, but it means that you don't drink four glasses of milk a day. 

I do the same for cleaners, if it’s extra cleaning charge for greasy kitchen or dirty tubs etc., then have it itemized and charge those amounts that are over and above normal.

Everything ended up pretty greasy.

Put on gloves (I deemed a pair of work gloves my grill gloves as they will always be dirty/greasy)2.

Every bank I go into and every banker I meet make it crystal clear, in a greasy high pressure sales way, that they want to lend money so know your score and start asking around.To determine if my credit union was lending on real estate I went to my county's clerk of court (aka county recorder) and did a search in the last 90 days for that lender.

Knowing of course that it is an IRS untaught method to their people who Audit return (of our SIC codes)-- An unknown fish so to speak that might cause them to simply redline it costing the customer big Bucks $$$$$$$$$ (and anxiety).The tax savings on a $30,000 write off should buy quite a few Mcdonald's cheeseburgers.

Some greasy lawyer will no doubt jump in and say its not equity skimming, when it is.Troll elsewhere?

She did clean the big pieces including filling two trash bins of used diapers but it was still an extremely greasy mess.
