I too get a lot of phone calls and texts which I find to be irritating, but my question is what do you all think is the best way to reach out to motivated sellers without pissing people off?

It's currently in shambles and the first floor smells irritatingly like dog pee.

But volume won't make any difference if your marketing piece is forgettable or cliche or ubiquitous or irritating (to the seller) and/or is sent to the wrong targets.

This is coming from an investors point of view: It is very irritating and tire some when you meet others and they ask you 21 questions then i ask do you have any properties available or what investment opportunities do you currently have?

Don't worry about irritating the seller with questions about the income, expenses, property condition or tenants. 

When I call even a FSBO and they don't answer I get a little irritated.

The eye irritation I experienced from the fumes also made me dizzy.

Those kind of people irritates me.
