As an investor and owner of a property manager myself, I don’t like seeing headlines about our local City’s council seeking to pass more tenant friendly initiatives such as rent control, registration and inspections of all rental units and lengthening the time necessary for evictions. 

Then the cycle again repeated by peaking in 1836 and then the panic of 1837 occurred.The Federal Reserve does have an effect on the cycle, potentially lengthening it or shortening it by manipulating the money supply and interest rates, but ultimately the Fed does not control the real estate cycle.

Useful in the sense of lowering the down payment and/or lengthening the amortization?

The owner's redemption period goes away Jan 1 08, and the time to cure period is lengthened.

The reason, super capital intensive, strict regulations that will lengthen the time the money is tied up, and importantly there is already very strong competition here.

That might lengthen the time, but since I use my own cash and not hard money holding the property longer isn't expensive for me.

45 years ago that period of time  has been steadily reduced until  1986 , when lengthen to 31.5 for commercial property,Formerly , the law would allow you to, in effect .

As a builder you are always torn between loading up the house with a lot of cool (aka expensive) stuff and sell it quickly, or maximizing profit but potentially lengthening sale time.

All in all I just don't appreciate how this was managed from beginning to end and I wouldn't recommend risking it unless he lengthens the guarantee, shortens the training/setup time, and gets an actual support staff......that is customer oriented!

Parties may mutually agree, in writing, to lengthen or shorten the time period for inspection.
