CAP rate is one of the simplest, yet most misused and misunderstood ratios in real estate analysis - as an example, you will often read posts here on BP where folks are taking about the CAP rate of a residential (1-4 unit property) as an indication of it being a good deal.

If nothing else, what will REALLY happen, is you will be misused and/or lied to, and be used to fund GAP payments of hard money lenders, where your money will be a points payment on a GAP payment to make the loan overall come as close to 100% financed as possible with minimal skin in the game.Pretty much, the fall guy on your average house flipper, who has grandoise dreams of millions of dollars of profit, but wants little to no risk to themselves, and wants to do everything with someone elses money.

And if those excerpts from above are actual copies, with all the grammatical errors and misused words.....”so I send you” “...application form to fill up..” this definitely some out of country scam where they don’t know English or proper loan terms.I guarantee you that you can’t find a mortgage recorded anywhere from a loan they have actually made.

Maybe I'm wrong on this but I believe this mindset will lead to a very short career in landlording.Now I'm all for charging tenants for damage caused by misuse or neglect, but if you can't prove it 100%, pay for it!
