I was willing to take negative cash flow because I knew that even without getting all the way to market rates immediately I could turn things around and not force out the retiree tenants in some units.Those units are still a bit behind market,  but not dangerously so.   

As a retiree I am not sure it is super viable for someone like myself.

In Florida there are counties that are not seeing much growth, others that are just seeing growth from retirees and others that are seeing job growth and population growth; this is what you should be looking for.

Retirees are a big part of that, but so are people moving here from California and other Western states for work and the lower cost of living.

Bend is a beautiful area with 300 days of sunshine (and becoming more popular for tourists and retirees by the day).

There is a very large military population here, and a lot of retirees as well.

That’s why we get so many of the west coast and east coast retirees.

And our renters are well off retirees.
