I have two other properties that have $100,000 in equity in them total, but that equity doesn't represent much more than about 30% and 40% respectively of the value of the home.There's also a COLLATERAL BALLOON option that I'm not familiar with but will talk with my banker about tomorrow.Really looking for creative ideas here while I rebuild my dry powder in cash and then start aggressively paying down these loans for the rentals I currently have and would like to add to my portfolio.

I got two quotes for renovations, and I'm going to go with Finishing Touches.The renovations are going to cost ~30k, and include a new roof, upgraded electrical system, adding a shower to the master powder room (which requires some reconfiguration to the room next door), new counters, paint, flooring throughout.

I have been approached by this type of person over the years.if you have powder to transact you may be able to do this.. if you don't then pretty hard to assemble a team to go buy one house... not worth the time or effort.Rich dad is just entertainment its not reality in the real world of real estate investing.

I know a few bigger players were this is working but they are working with hedge fund type money 5 to 20 million.. and have the powder and ability to scout the VERY best deals.. most folks simply can't do that .. if they are starting out.
