@Gordon Starr, The demographic where the whole may worth more than the sum of the parts deals with portfolios that are many times bigger and there is always some "secret sauce" or barrier to entry that makes the portfolio a one of a kind.If you want to sell all and start over again you'll be better served to sell as singles and place your proceeds into a very long term passive investment. 

I don't even water my garden and it produces a ton - tomatoes, cucumbers, eggplant, carrots, peas, green peppers, squash, YUM!

Yes.There is no "secret sauce" in real estate investing.  

Then I applied my secret sauce to these buildings.

There is no secret sauce for finding team.

Then, once you think you have it under control, the price of tomatoes doubled this delivery, or the main cook was thrown in jail last night, or a server does not show up and up to 80 percent of the ones that do show up are stealing from you ... unbelievable business.
