I’m not familiar with the Bay Area’s peripheral towns, however look into the Central Valley. 

It has 2 undesirable Section 8 rental trailers across the road, but the rest of the neighbors are brick homes and great neighbors.

I wrote this because we humans can't trust anything the experts and I just have to tell you why I had sciatica pain and peripheral neuropathy problems (problems with nerves that cause pain and can last forever.All my problems started 4 weeks after my 2nd Moderna shot and I don't want to tell the long story about how all this went down and I don't want to write about how not one doctor I discussed this wants to talk about this because if doctors listen to me they have to fill out forms, file forms, answer an investigation by the CDC and that takes a lot of a person's time.Just like trying to fins a broker who will work his butt of for your best interest, my recent medical problems seriously woke me up in regards to how our medical system works.

So, of the place is a pig sty, then we inspect the apartment 1 or 2 weeks before then tenant moves and we have our contractors and cleaning crews lined to do their work like gang busters (whatever that means).We just started using zillow.com about a year ago to rent units and for a while we got some fairly desirable tenants and for the past few week's we've been getting the most-undesirable tenants.

Not to mention the properties on the judicial sale list will be in undesirable areas, and will need way more work than you think.

Are there tons of undesirable homes out there?

I am willing to do any kind of grunt work or undesirable jobs of multi family investing.

We have never had an eviction and have never done cash for keys to get rid of an undesired tenant.  

My original plan was to BRRRR, but lack of due diligence led to a purchase on an undesirable street.

More than that is probably undesirable if there are probate problems.
