Look at everything that has sold, look at stuff on the market, start making your own comparisons, basically you want to know almost instantly if its a good deal or not (Of course the inspection will give you a better understanding) But from the outside, for the offer, you need to act quick, especially in this market for small multifamily.

Sherin,An umbrella policy provides a limit of liability above your homeowners, personal auto, dwelling/fire (aka Landlord policy), boat, motorcycle, ATV...The umbrella policy responds when the limit of the underlying policy such as the Homeowners is exhausted by a claim.

I think the hardest part of that would be finding a property with an ADU, but if you do I would reach out to the town/city hall on its rent-ability as a room or as an independent dwelling unit.

Im 28 and thinking about moving, I currently own my "house"(realy a traveltrailer with a 1 bedroom house built around it, But its all grandfathered in and under a ramada so its a legal dwelling) and a old modular that i use as a rental in a small trinity county Ca town.
