A 7 year old misdemeanor possession charge is not a big deal, assuming everything else checks out alright.Applicant must never have plead guilty, plead no contest, received probation, deferred adjudication, court-ordered community supervision, pre-trial diversion, or a have pending charge that has not yet been resolved for a felony of any type nor for a misdemeanor involving violence or sexual misconduct (whether or not resulting in a conviction).

Your attorney can tell you, but here if you contest the lien it shortens their time to file suit before the lien expires.

Just as nobody ever gets prosecuted for pressuring appraisers for value, nobody ever asks appraisers to show their work either.All of this is why I said it is statistically a waste of time to contest the value of an appraisal (the exception is when the appraisal is clearly an incompetent document worthy of tinder only).

It is my understanding that accepting rent via zelle, cashapp, or venmo is technically a violation of their terms of service (if you aren't signed up for a business account which has fees)-- Operating outside the terms of service seems risky to me if a tenant decides contest a payment.
