I make "cash" offers all the time on properties where I'm not planning on literally bringing in a suitcase full of cash.

But that was the old days they were forclosure buyers and you walk in their office and they had the legal papers all clipped out and suit cases full of cash :) I now dont do much in CA since the price points are so high and there was a race to the bottom on lending for fix and flip by the bottom I mean rates and points.. you enjoy the absolute lowest rates and points in the SF bay area compared to other markets..

Moving forward, it sounds like you have to suitcase your deals utilizing a pitch deck of sorts this is informing your capital partner that you have the deal ready to go (financing, rehab, timelines, exit strategies, etc) and you are just looking for funding in terms of reserves, cash to close, and capital for the rehab to be reimbursed.

Many people purchase the wrong properties and then can't afford repairs, vacancies and they don't have a clue regarding how to manage properties and don't have a clue regarding what to do when the tenant from hell destroys the property and does not pay rent for 6 to 9 months while you are paying the mortgage and an attorney.If you a gambling woman with huge suitcases full of money then jump right in and take your chances not with real estate, but take your chances trying to find an honest and competent person who will guide you in the right direction like you are their mother.
