If reserves are not fully funded, you risk being hit by an assessment for major maintenance or -- maybe worse -- having some major item left to deteriorate.What's hard to find out but plagues most HOAs is that board members may be a few, virtually invisible homeowners who serve year after year because no one else cares or may be zealots who have more time than other owners and want to impose ridiculous rules or costs on everyone.And, for a new development, find out if the board still is controlled by the developer, who could be failing to pay its fair share of the HOA's expenses.

If possible leave a 36" opening between the sink wall cabinets and the island.Use Musclebound and do a mosaic glass/stone tile over the existing tile.The cabinet paint looks pretty good in the pics it's sometimes hard to tell, if possible just replace hinges with invisible soft closers.How big is that cabinet base to left of sink (18")?
