Hello, I need some recommendations on what to do with the landscaping for the area between the sidewalk and street of a new rental I'm acquiring in Salt Lake City, SLC, Utah, UT.

After Hurricane Sandy passed, the insurance companies sent out their field inspectors to point out things like cracks in sidewalks, mortar joints on brick not being completely filled, wood trim needing paint, etc.

For civil I'm good with getting the rough grading to where it needs to be and ensuring that the sidewalks throughout the site are ADA accessible but any more than that I want a civil involved.

You will see tree lined streets where the sidewalk and roads are totally redone and you will see streets where there are one 1 or 2 vacant homes on the whole block.. 

We decided to take our time, do some fix up, pay down debt, and wait until the city does an update project with sidewalks and bike lanes.

It has a common area, a large yard, and sidewalks. 

I sweep or vacuum the common entry way about once per month (or as needed) and check that the sidewalks are getting shoveled and salted in the winter.If I am needed at any of my rentals, I tend to at least drive by the others since they are within a few blocks of each other, just out of habit.  

another time town installed new side walks billed owner, they never paid, town never recorded lien, title insurance covered that.Mechanics liens here don't have to be recorded until 6 months after work is completed.

They are close to the sidewalk; I could walk up and talk to the employees without having to go through a gate or anything.
